@Bram Spiero

Ahh yes that is the stage we are at with the SW firm "convincing"... only leverage we have is that we do use 2 other specific service programs that they offer to their specific industries to which we provide a ton of feed back and liaison type of mentoring to industry groups...

Hi J...

Great question (and yes we have been a follower of yours for many many years) . We have touched many many projects at many different levels as we are not only in REI business but we have many interests at many different levels within the construction service sectors. We also have interest in non construction businesses that feed our real estate endeavors. I will admit i find it odd there are not better all inclusive programs like we have for some of our other businesses. We have just started talks with a larger service business software development company that we use to see if we can come up with something together as again I have found our piece meal approach is not nearly as efficient as it could be.

We touch over a 1/2 billion dollars of real estate annually one way or another...

Hello all, We have been using many different programs to manage our New Jersey rehab businesses. It really is a piece meal of systems to which we collect a ton of data and then merge it together ourselves. We are seeking in 2016 to stream line even further.  Is there a program that can manage EVERYTHING in our Flipping/B&H business.  Things like tracking and analyzing our marketing efforts, property analysis, rehab project mgmt, financials, payroll blah blah blah.

Thanks for your insight

Wally

Hello all... We are (cash capable) and seeking SFH's that are free standing 3br-1ba minimum ( price points up to 325k including Renos per transaction) in Monmouth, North Ocean, Middlesex and Mercer counties East of Princeton (no Trenton's please). We love homes with Termite damage, Asbestos, Radon, Mold, Wet Basements and really neglected homes (if it has an oil tank lets talk). Homes must have basements or accessible crawl spaces (no slabs). No waterfront as we are limiting FEMA exposure

Does not need to be in A+ neighborhoods but please no F-'s..

Bounties paid to wholesalers... Realtors offered the relisting after the renovations completed for turnkey resale...

In our teams opinion absolutely start marketing as soon as you can. We market our properties before they are turnkey. This allows us to offer our buyers custom colors and or floor options. It gives them the new house buying experience on a rehabbed home. As you get close to finishing turn on the lights inside bright at night so neighbors can look inside and tell their friends and family about this "great new" home and give them a website through an interior and exterior sign to view the whole home on line and you can tell ur story to future buyers. Our exit costs have been reduced about $9000.00 (goes back in our pocket) using this method.... Just our thoughts..

If you are in Monmouth county, Lower Middlesex county or Northern Ocean county and want to share experiences please PM me. These areas are included in the Central NJ, South Jersey and Jersey shore regions. We have attended many REI Clubs and venues in these areas in the past and will continue to do so in the future.

Continued Success to all,

Wally
