@Adelaide Wolcott hi for your situation I would advise to find a home that you can be in for few years while you get some extra savings ready for your next project. You home hack to get the benefit of cheap rates and 30 year loan and also, rent out part of the house to also get some of your mortgage paid for. 
Happy to help if you need any advise in the local area. I am experienced investor and Realtor, and I started by house hacking my first property back in 2015.

@Brian Mittelstadt I guess part of what I am getting from this thread is maybe by doing what worked for me so far is "good enough" as @Daniel McNulty said. I am diversifying slowly through real estate by investing in different areas and types of real estate and that will give me the best net results in the next 20 years. 
I see true value in maximizing what your employer matches for sure, but past that...I haven't seen any concrete evidence of why I should be doing it, And if I was going to do it, everyone agrees that I have to be involved in the research as much as I am involved in Real Estate and at this moment I may stay out of it.

@Greg Dickerson this is a land lease where I would be the land owner. The shopping center's owner is collecting rent and paying insurance and taxes. I would be paying zero expenses.

@Justin Thorpe ok great, thank you for sharing.  If you don't mind me asking, How come you are in these very different markets? I guess you grew up in one and live in the other now?

@Joel W. the only issue I had is you don't really save on taxes, you just defer it for the future...
@Jacob Pereira I agree with your comments and I make a lot more than 10% per year on Real Estate and that's why I am hesitant to change my tactics, thus this thread lol.

@Justin Thorpe I agree, let me ask you. Do you invest in Real Estate at the moment? What kind of portfolio do you have and how much percentage wise do you put in Real Estate compare to your equities?
