@Nathan Owen If you look at the last 20 years you would realise that it's not really risky at all plus I always work to pay that off as soon as possible so I can have money for the next project so it always ends up being a short term loan For me

@Nathan Owen 95% of my properties have been through the MLS. I do invest personally only locally at the moment. I have house hacked, and helped tons of people do the Brrr method but personally I have been using my HELOC to pay off my rentals, save more cash then buying more. All my properties are paid for at the moment so it gives me a very solid base with zero risk. I started by buying rental properties and living in them, then switch to my bigger house and kept everything else moving.

@Nathan Owen good morning Nathan, obviously there are ways to get into bigger project even if you don't have the money such as creative financing or partners but the way I did it, I just built a nest of safe, easy investments with single family (I have about 13) and now I I going to scale up to bigger and better with a solid financial backing of my properties.

@Robert Keeling well I would ask you, what can you bring to the table? Money is "easy" to find when you have the right deal, or you can bring something to the table that other people dont have or would need. Once you figure out what you can add to the equation then you can figure out how to build on it.

Hi @Sannibel Carter love your attitude and I am sure you have a great future ahead of you. Everyone has a different path but I can tell you that every dollar will count in the beginning so save, save, save. I use to save my birthday money, small jobs, then all the way through my college (I was lucky and my parents paid for my education) so I used all the money I made from serving towards my first house. I bought my first house cash...renovated it with cash...and lived there for years without a loan which helped jump start my next 5-7 years.
