@Wayne Norman I don't as mine was done a long time ago but great thinking. As a Realtor that works with investors I see way to many "free" leases getting used that put you in risk.

Hey everyone, does anyone have experience in storage unit complex? Was thinking about getting into the space and wanted to hear any opinions/ideas, good/bad stories. Two of the biggest questions that I have, What kind of return should I expect? (high/low) and are there property management that you can hire that specialize in this class of real estate?
I am in the Knoxville TN market fyi.

@Luke Andersen every place in the world is great to invest for the right price. You really need to figure out your financing/budget and figure out what type of investing you want to do and that will help you narrow it down. I would start somewhere "close to home".

@Joseph Peyton hey man, just remember that an independent appraisal does zero to influence a bank appraisal. So don't waste your money.

Yes it would be great to refinance your home and build a rental or you can also consider doing a Heloc for your home. Just depends on your financial situation.
