I am sorry I am missing your question, but if I get it correctly, bought it for $165k, plan to put about $50k so total of $215k and you can sell it in the range of $290-325k with a profit of $75-110k. That amazing!!!  investors are trying to net a 20-30k on investment like that lol so your doing very well.

@Bryant Blackwelder speak to your realtor on the value of the home after reno, and make sure your budget for rehab, profit for the project and the cost of the house equal less.

I would have suggested to do that before buying though.

Hey man and you have picked a great place to invest in. I am one of the top Realtors in this area with 10+ year experience. Have seen a huge amount of growth and its one of the hidden gems (not much anymore) around the US. 
I work heavily with investors and I am currently working with another gentlemen from Colorado who just started his porfolio in Knoxville. 
To answer your questions. 
- Approaching distressed properties in the lower end of the market is always a good idea but as you said, if you can find them. Now you are considering, 300k+ properties. Depends on what you are looking to do with them. Rent and hold or flip?
-If you are playing the long game, small towns like sweetwater and cleveland maybe a good idea for you but for me it just takes way to much time for upside. For rent and hold, it could work pretty well. 

Also having local family around that you can call for emergencies is a great benefit.

@Bryant Blackwelder paying cash is not but no the only option. If you need help finding the right property or duplex, let me know. I am helping another investor move from Colorado at the moment. It's a hot market, and properties sell very quickly, keep me in mind.

@Thomas Ingrao first thing I tell my investor clients, Don't be afraid to put a low ball offer if thats what you are willing to pay. It blow my mind that your Realtor does not want to do it but if I have to guess I would say he is not an investor specialist and you may want to find another one that understands investment properties instead of a regular residential agent. There is a huge difference.
