how is the market in this smaller city halfway betw knoxville and Memphis?  Is it more attractive for the buy and hold investor of flipper, 

i have a deal here locked up under agreement, w/ 35k rehab, 1 acre, I wouldnt mind talking with an investor or flipper, consider to assign.
