@Daniel Mills- I would agree 100% with Lane and evaluate the current portfolio, given the market condition It's going to be difficult. If you are confident take your portfolio to local banks and see what they say. Lately I have seen lenders not entertaining the PIGs portfolios. Also they dropped limits to 65% from 85% for quite sometime. Please check the link for the market pulse

@Vikas Raoot- You have been doing right thing by investing in your back yard. After few years you will realize that few problem child you can't handle. With OOS there is no way you can win in the current market. For general REI education I like following links:

@Samantha Schwartz- I guess you know the answer. There are many ways to ensure your returns. Read BP and try to understand the finer aspects of REI. There is no free lunch.

@Lane Kawaoka- Thanks for sharing the brutal fact. Talking to fellow investors 20% seems to be a number. Even a local agent with 42 properties has the exact same number, he is employing two full time to look after collection and eviction.

What is surprising to me is tenant paying $1400 rent pays $140 late penalty, reasons are too hard to believe.

@John Nachtigall- Thanks for sharing the link. Unfortunately 90% of the investors in these markets are not on BP and 90% of the ones on BP still believe their proforma numbers.

@Juan McLemore - I would agree with @Dean H. , there could be one investor who might have purchased at right time but there are whole bunch of quads and apartment complexes around cooper young totally boarded up, some of them with international investors. PM me if you find something worth while. I have seen many duplexes packages from  distressed OOS investors.  

On another note I have been told that large home owners population is migrating to Georgia.

@Cole McKeon- I have a different perspective, many areas you think are saturated have investors trying to find exit. Choose your poison and see what difference you bring to the table. The new market is not proved one way or other.

@John Pearson- I am lost.Are  you are managing $3M assets remotely for others? I guess with that experience you should have answers to all the questions for OOS investment, if not don't risk money.

@Josh Stack- Not sure of your objective on the post, watching super happy Morris investor shows where you are leaning. Most of the investors on BP read and believe what they like to hear. There aren't many investors on BP that can give you enough data points one way or other. 

You have a choice of watching and reading super happy investors or work hard on understanding data on public records. My two cents would be to start from your back yard and make sure you understand your investment. Lack of time and focus would give you lot of experience.
