@Eni Ang- Only some locals can make money with PIGs (<$40K) , anything less than $80K is hit or miss. For general OOS REI I like these two links pretty much true for any markets.

1. Do you still own that property ? 

2. Why didn't you buy other properties 2 years latter?

3. If #1 is yes buy more, #2 will help how many  and when
