@Aamir Shah- It's your money and your life but I would always recommend to start from your back yard and see how far your money and REI education/experience takes you. Don't start 1000 - 2000 miles away.

@Brent Olsen- Unless you spend time to read BP and get your REI education , every marketing person appears to be knowledgeable. Reading proforma number and watching them for new months /years is not the reality. I would strongly recommend to read the links pretty much true for any market.

@Jason G.- Please do a favor by giving yourself few years with your properties before recommending it to fellow investors.

@Larry Fried- OOS + Dream Merchants - Investors are not going to win in the end. It's a funny merry go round where new investors get on to ride from top.

@Lane Kawaoka- Will wait for your updates  down the road. Unfortunately Broker or yourself  don't have buyers pool buying  digital or paper. Your agent brings second or third prospective buyer to your house for showing , tenant will leave next month and rest is a history.

You can't sell same property at half the price that dream merchants can sell at 20-30% premium. Bottom line, it goes back to same pool where it came from.

@Luke Grieshop- If there is a correction most of folks will be gone from REI discussions. 90% of the investors are not on BP. There are deals all over the places. Define what is deal for you and why, how would you ensure that it is not going to be a deal for other investor.

REI lately has been like a merry go round with only difference is new investors are getting onto ride on top.

The previous investor who is local could not make money in 13 years , what is your guess about the new investors success after  paying 50% over the price.  This could have been a deal at $67K.

@Brandon Malone- With limited details on the post, I feel you are on super fast path. Being very cautious and diligent type of person you should have been bit easy.The general recommendation is to have one rental in first year, two in second and three in the third year and so on. Market is at peak  and some cash flow markets are showing the obvious I would work hard to stabilize these properties.

@Luke Cachia- This could be a really good deal, make sure you understand why it's not a deal for current owner.REI has lately become like stock market where it's win-lose. I think I have seen this from some other investor.
