I got ya, i appreciate the cautionary note. I know that mistakes will happen. but what i am learning is that we must learn from our mistakes. I am assuming that you bounced back from that purchase in Brownsville and i think that you learned some good lesson(s) from it. The point you made before about transportation is a fantastic aspect to keep in mind when evaluating a property and its area. looking at the crime rate also sounds like another aspect to look into when doing due diligence. i know there is plenty more that i can look up online.  It would be great if you could elaborate a bit more from a first hand experience if possible.

Good to hear from ya! Thank you for your input. 

I can appreciate that you have been around to see how the neighborhoods has changed over the years. i recently seen a documentary on the topic of "The Bronx is burning and i am still in awe". i am a bit familiar with Sherman Ave by Yankee stadium and by the courts.  i will gather and consume all the data i can on RE and in particular my backyards and eventually other markets. I have no doubt that the Bronx one day will become a hot spot such as Queens and recently Brooklyn. i am starting to feel that i need to get in soon before the prices go up higher than now. i am going to study the Bronx closer and i will look to get into contact with @George Hermann for further information. I hope to meet you perhaps at a meetup so we can discuss more.

Hello, i want to say thank you for your input in this thread. 

Currently at the moment i have begun a shift in my personal goals and what i want t achieve out of life. I am learning as much as i can about RE investments and general investments. i must be honest and  say that it is becoming fun to study this material. 

i have not heard of the NACA but i will be looking into it.

How has the past 10 years been for you? i am interested in knowing what was the ups and the downs, what would you have done differently or kept the same. overall, what could you say to a person looking to follow a similar path? 

I am very glad that i have came across BP, i am soaking it all in and creating a strong solid foundation for my future goals and ambitions. BP will certainly be a big help. 

Are you a part of any meetup groups ?

Hello, first id like to, thank you for your input.

Yes, i am a Bronx native and i know what you mean by the UP, and waiting on the coming.

Frankly i am interested in many parts of the Bronx and not solely the ones i mentioned. There are other areas such as the ones you mentioned above, and others like Bedford Park and Kingsbridge that i am keeping in mind. you've made some compelling quick to note, points on things like transportation about these neighborhoods. I know there must be dozens more that can be made.

I must admit that i have a lot of homework and due diligence to do in my backyard.

It must go far beyond the scope of just, driving around and saying to my self,

"hey this looks like a nice area".

I guess being a native i know where to stay away from, but native or not, its all speculation.

I need real data.

Can you or anyone on BP point me in the direction where i can start to look for historical data and statistics of neighborhoods ?

Any advice or wsidom will be helpful.

You mentioned, had,  did you sell? Also what years was this and what area in the Bronx? I am considering, Riverdale, throgs neck, castle Hill, Pelham Bay.

Hello all,

Are their any on site landlords (owner)  here on BP that has made a deal on a duplex or triplex multifamily property in the Bronx? 

If so , would you have any advise for someone who wants to get into a duplex or triplex as a primary residence/investment ?

Also what neighborhood would you agree is a decent one that will attract decent tenants? 

Any and all advise would be helpful and great.

I totally get you. I have a 1 year old and this is definitely going to be a factor in where we decide to reside, when it is time for him to begin going to school. I was just throwing ideas of what is was thinking since were looking to both get out of the world or rent  (never looking back) 

and into the world of ownership and investment.

Hi @Chui O.

I am new to the process and i am in a similar situation. I am currently renting and i want to own. It is very important to me to shelter my family and invest as well. I am considering a multifamily home where it is already occupied and bringing in extra income to help off set the cost of being a landlord. Have you given any thought to any house flipping or wholesaling to help raise more capital? also have you thought of any partnerships in doing so ?

i also have family in the PA area and would want to eventually look into that market one day.
