i am new and want to learn how to look out for deals. i know there is plenty of literature out there for this same question, but not all of them start off with the excitement you did, finally after 6 months of looking i found it! , ...that make me excited!  

Do you mind sharing what is it that you did to find that deal? also, Sunnyside, is that queens by any chance ? thank you.

i live in the bronx area and want to purchase a 2-4 family property here in the bronx but i do not have much for a conventional with the prices here in the bronx. 

what can you tell me about a fha ? i understand the concept of a fha, have you worked or know anyone who has worked with a fha here in the bronx for a multifamily? 

i am more concerned with the positive cashflow just enough to assure all expenses are covered. 

any suggestion would be great. i am also open to meeting either at a networking event or maybe a slice of pizza, hey, we are in NYC. thank you.

Hello @Omar Sanchez i am thinking the same. i was looking into queens as well, but according to asking prices, it seems like Queens is right be hind Manhattan. Brooklyn is on its way to Manhattan prices. Staten island, i have not searched any numbers. Bronx looks the lowest on price which brings me to @Jaysen Medhurst comment, about the area cooling down. 

hi Jaysen, like Omar, i am looking to close on a multifamily property preferable here in the bronx. i wanted to ask how do you figure that things are getting ready to cool down? i would like to jump in when the market is lowest. also, would you say that the bronx area is better for cash flow or appreciation ?

i want to recommend some stuff for your journey, 

1 read the ultimate beginners guide to real estate investing. it is a great book that gives you a broad perspective on real estate investing and allows you to become familiar with that particular niche. then you can focus on it and learn as much about it as possible. 

2 listen to the podcast. it is filled with so much information and knowledge that it is truly a great tool for learning. i listen to them on my drive to and from work. 

3 keep learning, keep reading, learn as much as you can.

definitely take advantage and learn as much as you can about real estate investing. then when you make a couple moves, give back by posting and hanging around the site. 

i am fairly new but i have some recommendations that could make things a bit easier. 

don't forget to read the ultimate beginners guide to real estate investing. it is a awesome well written book that focuses on real estate from a far point of view and can help you narrow down on what it is that you are interesting in. for example, for me wit was multifamily properties. so now i am able to focus my learning on multifamily investing. 

listen to the podcast. i listen to them on the way to and from work. there is so much info on there its amazing and its free!

i am fairly new to bp and have similar goals and aspirations as you do. i am studying every single day to find out what it is that i have to do to free my self from trading my time for wages. i am 25 and broke into my career as a computer services technician for the city of New York almost 3 years ago. I love my job, but i will not be working for the next 50 years to make ends meet! like you, i have dreams of financial freedom/

i just wanted to recommend some stuff. 

1 definitely don't pass on reading the ultimate beginners guide to real estate investing. it is an awesome book and will help you narrow down and even come up with a plan on how to accomplish your goals. there are plenty others as well. 

2 listen to the podcast. there is so much info that its great. i listen to them daily on the way to and from work. very informative and great.

3 learn as much as you can. read join meetings, listen to podcast. keep your self learning.
