I use to live in an apartment and I also have two dogs.

If you were to ask any dog owner the biggest issue with living in an apartment, it’s that you can’t let your dog run off the leash anywhere. You need a place to toss a ball or just let them stretch their legs and run!

I would pay a HIGH PREMIUM in rent to have a dog park/decent size dog run. I lived in Downtown Chicago at the time, so every residential building had them. But in the suburbs it seems like no apartments have them.

But it seems like everyone has covered everything!

I have never paid a coach, but I have heard a lot of these coaches events are amazing. Not just the value you receive, but the connections you make.

I wouldn't cross it out completely! Still give it some thought.

It doesn't sound sexy but it's true. Now, in saying that, you can get creative in how you touch your database, but make sure you're touching them at least 4 times a month in a variety of ways.

I'm in the same boat as you, this is what I do:

-Drive and find specific deals that look attractive to me (deferred maintenance, can tell owner isn't present etc). You can also hop on Apartments.com or just Google 'Apartments in whatever city' and find ones with bad reviews or ones that just look bad.

-You can find the tax information online and see who the owner is. If it's under an LLC you can also find the LLC owner.

-I send them a hand written letter first. I know this isn't efficient but, again, I'm sending these letters to specific owners so it isn't like I am sending 300 a week. People seem to really like the hand written letter. It basically just says who I am, I like the property, and would be interested in chatting about purchasing.

-I had professional post cards made that pretty much sum up what I said in the letter. I added a nice apartment picture to it and of course my face is on there (and a stack of cash, enticing, I know!!)

After about two weeks of the original letter sent, I'll send them the post card. Then they will get the same post card again 2 weeks later. Now at this point they know who I am, so the postcard I'm creating now is a little more personable.

Have already had some responses with this process. Just need to keep yourself top of mind to them, that is why I am hitting them twice a month.

@Lucas Miller absolutely, that's what I've been doing. Haven't had any issues finding LLC owner in Michigan, very simple. Spokeo, White Pages, it's been easy to find info.

@Alvin Sylvain doesn’t matter, though. Cannot charge for either.

How are you the one to say an emotional support animal isn’t needed? Maybe someone deals with a mental health issue where they need their pet around. I understand people do take advantage, but some DO need it.
