What is happening everyone! My name is Vince and I am a newbie investor from Michigan. Specifically Troy (metro Detroit area). Just trying to soak up as much knowledge and experience as I can. I have been reading loads of books (my all time favorite is Crushing It in Apartments and Commercial Real Estate), listening to podcasts (favorite is obviously Bigger Pockets, also Jake & Gino’s Wheelbarrow Profits), and reading a lot on the forums. I currently run my own personal training/online training business. I am looking buy & hold value add, large multi family properties where I can force appreciation. Places where the current owner hasn’t been very present and has deferred maintenance. If there are any investors, property managers, or anyone else in the area that wouldn’t mind me offering them a free helping hand so I can get some experience and knowledge, please hit me up. Hello all!

I have been trying self-educate myself for investing into multi-family apartment complexes. Been reading a lot of books, listening to podcasts, and watching plenty of YouTube videos.

I am looking for someone in my area (Troy, MI) that wouldn't mind assisting me. Possibly someone that self-manages their properties and wouldn't mind me helping, that way I can continue to gain knowledge. Not exactly sure what the best option would be, but hoping there is some way we can go about it!

I know T12 is usually only provided once under contract, how do you figure out if a deal is decently good before going under contract? (Newbie investor 🙂)

Thank you! Well, from everything I have read, cash flow determines the value of the property. And the cap rate within that market. If that property is cash flow negative then they’re asking too much for the deal or your calculations may be incorrect?

Sorry I don’t have any input, but I do have a question. Where are you getting all of this data on the deal? I want to get better with analyzing deals, but all the listings I see online don’t provide trailing 12. Thanks!
