No Multi-Family Locations For Sale In My Area: Creative Ideas?

There are currently not any (and extremely seldom is there any) multi-family homes for sale in my area. I live in a medium sized town of around 120k people. I was just wondering if there were any creative ideas on how to solve this problem.
