It is ABSOLUTELY ILLEGAL to charge any fee for a service dog according to Federal Fair Housing Act. Doesn’t matter if you like the breed or not, any dog can be trained to be a service dog.

Please, please, please do more research.Fair Housing Act should already be known if you are a landlord!

Jack, I am fully aware there have been many more pitbull bites, I get that.

But it also the MOST ABUSED dog breed EVER. When these dogs are beaten to all hell, TAUGHT to fight, what do you think will happen later on, man? Unfortunately it is redirected later on in life. The current owners have to be knowledgeable on how to handle a dog. For gods sake, even Mike Vick’s dogs were rehabilitated. Have a more open mind.

To say it’s a genetic fact, just from that chart you provided, and not knowing that dogs past, is complete BS.

If I get a dog that is meant for hunting, say a German Shorthaired Pointer, and I go shoot a bird...that dog will have NO IDEA to go retrieve that bird unless it went through all the training necessary. I have friends that have put their hunting dogs through a month of training so the dog can learn what to do.

It goes the same with any of the power breeds. Unless it is TAUGHT to be aggressive, chances are it will not be. The only reason the dog makes a good fighting dog is cause of its sheer muscle and strength. Any dog will get DOG or PEOPLE aggression (two completely different things, by the way) if they have been abused like Pitbulls have. Period.

@Anne Smith sorry you are so misinformed Anne. Do you even know what a “pitbull” is? It’s a terrier mixed with an English bulldog. Why in God’s name would breeding the two make it an instant aggressive fighting machine?!

The reason scum bags use this dog for fighting is because 1) it’s a powerful, muscular dog 2) the terrier in it makes it quick. That’s it. If you take any dog and do what these ******** do to them, it’ll be aggressive.

Unreal how quick people are to judge from what they hear off the news. Brainwashed..

Not to go on a rant, but I am going to chime in a little more. Hatred in dogs is taught, not bred. I have a big education in dog training. This can happen with ANY breed of dog if not properly socialized. If that is the case with this dog (and clearly it is) look at it from the dog's point of view. The dog considers that apartment its home, its territory, it was protecting its place. If this dog was properly socialized, this wouldn't have happened.

It's EXTREMELY unfortunate that dogs get the bad end of the stick when this stuff happens, and owners walk off without crap. Heck, even dog fighters and animal abusers hardly get punished with your awfully broken system.

Pitbulls, cane corsos etc are NOT dangerous breeds. They simply are more muscular and have a stronger bite, but I guarantee you ANY dog bite over 20 pounds is going to hurt and do damage. The reason people fight these dogs is not because they have this killing machine mentality, it's just because they're fast and strong - that's it!

The reason you hear of these dogs injuring people is because they have previously been in the hands of horrible owners that did horrible things to them, YET there are millions of these dogs that have been raised properly that live happy each day.. If you only knew what these dogs go through with some owners, you'd sympathize a bit more...being left in a cage and beating the cage with a stick to build aggression...putting two dogs on treadmills face to face, inches apart, but  tied up so they can't reach each other to build aggression...throwing two dogs in the trunk of a car and riding around till one kills the other...

OP, it's unfortunate what happened to your husband and I hope he heals very quickly. If you don't want to risk these things, simply don't allow dogs. That way you keep the bad owners out.

Here's a pic of my two babies. Both rescues that are as sweet as ever.

Evict the tenant, they’re the ones at fault. Unfortunately all the blame is put on the dog when in reality it is a stupid and neglectful owner. This is the unfortunate issue when you have bad owners and now everyone wants this dog gone. I hope your husband heals well and that dog is removed from that stupid owner.

@Ethan Smith Just depends if the numbers work. Wouldn’t make much financial sense if you have less than 16 units, I’d say. Most charge 8-10%, less units then a higher percentage. Most charge a tenant renewal fee or whenever a new tenant signs.

@James Robertson KP is Key Principal. Basically like Jonathan New explained, as a KP you'll be getting your hands dirty and learning, allowing you to establish credibility for future deals.

I am in the same boat as you James. Trying to find someone in my area to partner up with and learn!

Personally, no. Why? I see appreciation as "icing on the cake" but I don't want to bank on it. I prefer something already cash flowing nicely already.
