@Ricardo Kendrick I only see property address but not tax mailing address (for absentee owners).

How are you able to find someones mailing address?

I have a subject to opportunity and not really sure if I have a good deal or not. I would like to hear subject to deals that others have done (including the numbers and exit strategy). Also, what is the risk of bank calling the loan and what happens if they do.

Balance $102,500

As-is value 125k (with minor repairs)

10k repairs ARV 130-140k

25-30k repairs ARV 160k

PITI is 1,000

Market rent 1200-1300.

I would love to hear your thoughts on what would be the best scenario and what you have done with subject to deals. Thanks!

I can say that you can still find rentals in the Cleveland area that hit the 2% rule. I just got one under contract in a city where the new amazon fulfillment center is coming and looking to sell it. All the best on your search.
