@Chris Seveney These seems very high. I am looking for private money. If I could find someone who would want to borrower at those rates, I rather lend instead of buying real estate.

@Scott Wolf I have been successful with buy and hold as well as flips. Do you have any suggestions on how I can connect with private money lenders?

Would like to hear if others are having success using private money? If so, what percent are you paying? Any fees? I have been using cash and think its time to learn more. Any suggestions or help would be greatly appreciated. Thanks!

Post: Owner can’t depreciate property and wants to sell creatively

Property owner is no longer able to depreciate property and said that if he sells he’d need to pay 20k. He asked if I would be interested in doing something creative with him. I am not an accountant so I’m not really sure of all the options but if he were to owner finance it, would that help him out? Are there any other options? Thanks

I am looking for a recommendation of a direct mail house that someone is CURRENTLY using. I have used yellowletters.com in the past but still has $500 worth of mail that still has not been sent and have not received a refund nor a response on when I would get a refund from March of this year. Thank You

What are you suppose to do at the top of a market? I know at the bottom you should be buying, renting and selling off when market increases. Flipping works when market is increasing but not sure what should be done at the top of the market. I am in the Cleveland market and I am watching buyers over pay for homes with multiple offers and selling within first day of listing.

I would like to start selling my properties on a land contract. Can anyone tell me what the maximum interest that can be charged and if there is a specific amount you are able to do in a year? I am getting conflicting information as I asked an attorney and said there is no problem with doing as many as you want. BTW, I am in Ohio.
