hi everyone,

 I have a list of out of state and instate owners that have owned their properties since 1996 and below. I plan mailing a yellow letter and have been examining my list by calling owners and asking if they are interested in selling. What I have found is that most people that ive reached have received some type of direct mail marketing peice from investors recently or in the past. My question is should I still do a mailout even though they have been marked to with the same marketing idea. I live in Abilene texas which is about 125,000 population.  I've heard that there is enough to go around and that maybe true however seems like there may be an over saturation of letters.

When working with a motivated seller who is the executor in a probate case does the sale of the home have to be approved by the attorney?

Also, I read online that the sale of the home must be 90% of the homes appraised value. If this is true, i cant see were the profits are. I want to buy the property and want to go in as prepared as possible.  I was also wondering ,  Should I wait until the probate process is done in order to try and make a deal?

Back in 2007 I was wanting in the real estate investing world. I found a way in with no money in the bank and no credit.  I convinced my father in law to partner in a rental property for $ 5,000 cash, 2,500 each. 

We came to an agreement and we purchased the property, you can just imagine the condition.

After being 3 months in, we mainly had our labor with little expense out of pocket. 

While working on the house we allowed our cousin Jerry to live in the home in attempt to try to get him on his feet.  

One night , while Jerry was out of town someone broke in and started a fire in the residence. We lost everything except for 4 walls,but thank God we didn't lose Jerry.  

We named our business , believe or not from what we learned of this incident. It was tough, but it wasn't until I surrendered it to God that i finally found peace.  Today M7 Properties , ( Matthew Chapter 7 , vs 24-27 BUILD YOUR HOUSE UPON THE ROCK  ) is 6 properties strong!!!  I'll never forget my first as this is what got me started! !!!! Been through a lot and there's no stopping now!!!! 100 properties her we come!!!!!!!!!!!!!!!!!

I'm a buy and hold investor so I can't chime in to much in regards to fix and flips. 

Anything is possible as long as you have a passion and drive to achieve it.  If you dont know the answer search and read all post and you may be suprised when you find that someone has posted something similar to what you where asking.

 Another thing is, whatever move you make it must be an educated move. You must purchase right and the numbers must make sense.  Self educate and then self educate some more. 

Some things you may consider in finding you're first good purchase, ( ***deep discounted purchase) is finding out what people  you would like to target . I've found that there is opportunity when you find  motivated sellers. 

Consider targeting people that are behind on taxes, absentee owners , vacant houses or even  look into probate records.  One more thing you may consider are bandit signs, ( check city ordinances to see if they are legal in you're city). 

Most importantly keep dreaming and never stop until you get there!

Need help l finding an owner of a vacant house.  I've tried several online people finder websites but I have had no luck. 

Anyone with a tlo account that could help would be greatly appreciated!

people do things for reasons unknown. To me if it's not cash flowing ( making me money ) then it doesn't make sense.

Thanks for the kind words.  I have began to notice this as well. 

So far the list willbe made up of probate, delinquent taxes and absentee. I have a partner that is gathgathering absentee data.
