I'm a full time police officer and part time land lord here in abilene Texas. I have one rental property that I own which brings in good cash flow per month. I have a strong interest and desire to start my own business in real estate investing , primarily to buy and hold and maybe wholesaling .. I am completely new at this and I'm ready to do what it takes to learn . Thanks to everyone here , I could not stop reading all the past post and forgot to do what's most important , introduce myself!

I am currently in the process of buying a second property , thanks to the advice of several members who responded to my question reference , "how to get financing with no money down" . Looking forward to helping others in any way that I can as well as to meeting new people here.

Just wanted to take a few minutes to update everyone on my situation.

First of all I appreciate everyone's advice greatly. I contacted my credit union and I am currently in the proccess of getting a signature loan or a credit line, waiting on them to call me back.

After reading an article on the internet somewhere i read that some banks will penalize you if youre score is below a 740. I was a little disappointed on my credit score, 714 through Equifax but I hope it will be ok.

Bill,

The property that I own is currently rented. The property that I am trying to purchase would bring in between 500-700 dollars (just a guess). It is a single family 2 bed. 1 bath , kitchen dinning room and living room.

Unfortunately I do not have enough equity on my home to use that as an option. I've also not been able to get a second mortgage loan since the loan amount is to low.
