After thinking about this , ive decided that I would be willing to work and volunteer my time for a good trustworthy mentor.

I need cash to fund a rental project that I purchased July of last year. I do the normal 8-5 full time and have strong desires to succeed in real estate investing. My goals are to be able to leave the norm and be a full time real estate investor one day. I have taken charge and I want to learn more to be able to do more. I own two properties one of which is free and clear the other was obtained by using a heloc loan. I am a motivated individual and nothing will stop me. I am looking for a mentor who can walk me through a wholesale deal. I can offer 50/50 on the deal or maybe we can discuss other possibilities. I like to talk and like to do business up front . I am a hard worker and do not mind getting out and working. I know my market pretty fair and can find deals in my area.

The probllem is that he's not paying closing cost. He also is not giving me time to buy title policy. The has is on the tax rolls for 45 k , maybe needs 8k in repairs 2 bed , 1bath

I'm trying to purchase a home from an investor who is wanting to close the deal ASAP . It's taken about a month for my home equity loan to come In and the seller is only giving me until Friday . I've shown him the cashiers check and I've told him that I want a title policy. I've learned through his recommended title co that he himself closed(last month) with his funds and purchased a title policy for the property. Given this, should I still get a title policy?

Also, would not having a title policy hinder me from selling the property? Sellers policy states insured for 14k he is selling to me for 18k.

Is the14k his purchase price? I've contacted his escrow attorney and he stated it would take another 7 days to rewrite .

Just like the title says; I want to know how you the wholesaler closes a wholesale deal. Do you double close or assign the contract, maybe you do something different? Please list specifics as to why you chose one over the other. Do your include youre assignment fee in the contract or do u list a total purchase price ?

Are any of you closing a deal simultaneously ? Im a little confused on this subject and was wondering how most people are going about this . Input is greatly appreciated.
