Another place you can start is by finding a real estate agent that specializes in investing and just going to lunch with them and talking most agents will give you time and advice simply because there is a possibility they may do a deal with you at some point. This will also allow you to pick their brain because our market in the Fort Hood area is a lot different then most.

If you want to do research yourself you can use BellCAD or CoryellCAD look up property address and it will have tax info as far as rental rates that varies and is case by case depending on area and availability of other properties. There are a few investor groups but most of them are filled with wholesalers not actual investors. Best thing I can suggest is just get out there and network if you start now by the time you are ready you will have a solid understanding of our market and have a team you trust. Also generally on your teams you want to have a Realtor if you want to look at properties on market and have someone research and do paperwork for you, lawyer mainly for if you find of market or owner finance deals, property manager to manage properties if you don't want to manage yourself, and subcontractors (locksmith, electrician, plumber, cleaners, and make ready crew). Although you can function without a team if you build a team you can trust it will save you money in the long run because they will generally work cheaper then normal if they know they are getting constant business.

JWC commercial side will do Apartments they are just very selective you have to go in and talk to them with your portfolio in hand.

Lineman and JWC are the best management companies in the area my property is managed through JWC Jim Wright is a major a** but you never have to worry about getting paid or lied to.

If you are a wholesaler in Texas you may want to keep a look out for the new laws coming out in 2017. These laws will make wholesaling without a RE License illegal and known unlicensed wholesalers may receive cease and desist notice as there only warning... not sure when it will become official but I was told it may be as early as this summer.
