I am looking for a developer or builder and investors who are interested in joining on a major deal the deal will cost about 2.2M (200k for land, 2m for 19 duplexes). The site is already ready and we have the plans ready to go. All I am asking is that I be the listing agent for the properties I am willing to work at a 4% commission (1% to me 3% to the buyers agent). Please PM or call me if interested.

Thanks for all the help. I'm currently trying to get the tax records and other financial docs so I can get this deal done.

1st all offers are cash to a seller because at the end of the day they will be getting a check or wire regardless... With that being said what cash offers is a smooth quick closing in most cases. So long as you have proof of funds you are in a strong position. 2nd sit down with your agent tell them you want to know why your offers are not being accepted because when I reject an offer on behalf of my seller we give a reason why. 3rd it also depends if you are doing bids or a open market deal if you are bidding on a hud or foreclosure they have certain criteria and higher offers don't always win if it is open markets have your agent ask other agent if there are other offers if there are give your best offer first to increase your chances. There is a lot that goes on in the negotiation process let your agent know you want to be fully involved and you will start getting offers accepted. Or fire them and get a better agent that knows how to make a deal happen.

I agree if you cant provide supporting docs you don't deserve a high price offer and the property could go higher if he had documents but without them the highest I could honestly see paying is $170k

It is a 3 building commercial building it is fully occupied by restaurant (25+ years), a beauty salon (2+ years) and a church. owner is asking $200k.

Yea he's selling it low already because of that this property is worth about 3x more then he is selling it for my buyer could get it for about $30k less then the list price.

I have a great deal with a super motivated seller but he has self managed since he purchased the property so he has no formal records but in my assessment his properties are a steal. My dilemma is all of my investors like paper trails and are to nervous to take the risk how can I make to deal work without the normal paper trail.

I can't give legal advice but as others have said if you are going to wholesale be honest especially if you are working with an agent I only do business with 2 wholesalers because we have a mutual understanding of what the other wants. The biggest thing I will say is don't try lying to experience agents because once you get caught in a lie your reputation is ruined. I personally will never do business with someone who I catch in a lie because as a licensed agent I can loss my license for things that others view as white lies. For you first few deals I'd recommend you use the assignment method it is very simple and there is an assignment clause in standard forms once you get good you can start using the double close method. Good luck and make sure you never claim to be a Realtor or Real Estate Agent because that is illegal in Texas
