You want to look a REIT Laws as well as make sure you have a real estate attorney on board. Real Estate law is different in some aspects and you lawyer must be certified by the Texas real estate commission (TREC) for certain things. Check out TREC website they pretty much have an answer for any question you can think of.

Dallas is a pretty tough Market and if you just starting to expand to Texas you may want to start in a smaller area until you understand Texas markets better because if you pick a bad area or a highly competitive area and don't price your properties late you can be out of a lot of money.

At closing make sure title is in your name and that he only has a lien against property once paid lien will be released it is best to have real estate attorney draw up contract to ensure everything is in writing.
