@Rick H.Hey there. Great post! PS his may be a stupid question, but if owners are deceased, is there actually a way one can buy the property?(Other than at Auction later).

I admit its not in my bag of tricks..! I just assumed if the owner of record was deceased then, there were no other options!!

I have just done a ton of research on this topic and wanted to pass on my findings! @Jason Bott is absolutely correct. And your contractor should be happy to add you to his policy (so if his worked gets hurt and goes after you as the property owner you are also covered for liability)

Not a lot of companies that cover fix and flips well (which is my market too). I even got a bid from an agent at one company that was literally a Mickey Mouse homeowners! Yikes! Instant excuse to deny liability in the event of a loss.. 

But the good news is I found a company that has a program specifically for fix and flips!. (Recommended by my contractor who is also an investor).. Happy to pass on their info if you want to message me. But their prices are great and more importantly they are insuring for exactly what you are doing..

Do some rough numbers. Scenario 1) in your market if you split it. Scenario 2) if you don't. I have been looking at this too and in my case it's better to get a good reasonable contractor and pay him retail and keep 100% of the profit! ;)

I am actually an investor in LA.. and despite the notion that RE agents are all ethical, I gotta tell you I lost out on two separate bids because two separate RE agents clearly suddenly made a side deal and didn't act in the best interests of the seller i.e.: allow it to go to 'best and final' offers, or in fact one agent told my agent he was taking offers on a Wed and by Wed 10am it was suddenly "contract was accepted" for 5K over asking on a probate sale (i.e. seller had no clue) in an area where properties such as that one go at least 20-30K over... The other one was a pocket posting where the same thing pretty much happened. the Seller 'suddenly accepted an offer' (again, before the agent had said they were being considered), without countering.. Hard to prove of course, but still, frustrating nonetheless.. ;)

Haha @Brent Coombs ! trying to figure out the pros and cons.. I am an investor so getting my license is clearly cost effective if I am using the MLS, but if I am generating deals off market, then want to check I am not in sticky waters regarding ethics, and licensing etc..

Hey guys.. About to go into escrow on a flip in Los Angeles. I will create an LLC. Would really appreciate any recommendations on good insurance carriers anyone has worked with for flips and what kind of insurance I should get.. Liability? Builders Risk? (Or is this on my contractor?) What kind of Property Insurance? - Vacant? - Construction? Any help/ suggestions MUCH appreciated! 🙏🙏

What are the implications of getting my RE if I am wholesaling? Pros / Cons?! Disclosures? Anything else? Is there a limit to how many transactions one can do? Thx guys!
