Ok heard a lot about seasoning if you want to refi from one initial purchase loan into another after rehab, but wondering about if I buy a property (SFR or Multi) with cash, and then fix it and increase the value, if I want to refi to get my cash back out, will I be subject to "seasoning"??!!! Thx for any advice..

thx @Ron S. Super helpful!

Bearing in mind auctions are postponed seemingly every time they are scheduled ;), perhaps it is possible after all.. I am thinking get a payoff and pay the loan via seller's proceeds in escrow. Does that make sense? I pay seller, seller pays bank, pockets the difference, I get property..

I am tracking a property that is scheduled for an online Auction this week (provided it isn't postponed!) The outstanding default amount is pretty close to the current (pre rehab) value. ARV is OK. Curious if the bank ever takes less than their "reserve" at auction (whether online or otherwise). (And is the default amount the "reserve" or is it another calculation?) Any input from those of you who do this / know about this would be much appreciated!! PS I am in California!

I am tracking a property that is scheduled for Auction this week (provided it isn't postponed!) The outstanding default amount is pretty close to the value. Wondering if there is a way to get in ahead of the trustee auction (vs compete with multiple bidders on the day..) if I can get the seller on board and get the bank to agree.. OR better to wait for auction? Will the bank ever take less at auction than the amount owed? Any input from those of you who do this / know about this would be much appreciated!! PS I am in California!
