1. It should last a very long time as long as it's properly maintained.  Not sure if the prices have changed and it's highly dependent on the size but you are looking at easily 6 figures to replace. 

2. This is depending on the state and if the effluent goes into a public waterway.  Servicing is easy, just regular maintenance that most sewage companies can provide.  Actual running and fine-tuning I would recommend someone that is familiar with the system you have onsite.  That is not easy to find in my experience and is someone to run the plant, record the numbers, and ensure they are properly recorded with the state.  It could also be the area my park is in that I can't find someone qualified.  

3. For me it was learning from the person onsite as much as possible, that's your best resource.  Though they never told me everything they were doing since it wasn't in their best interest to do so.

4. Ask if the EPA is involved, what state requirements need to be met, renewal process, any federal or state violations.  Also if the effluent does flow into a public waterway what is the contingency plan if there is an issue.

Hi, I recently received vehicle registrations in my company's name that I never did.  I called the DMV and they said it's a simple affidavit to get it removed but I asked how did this happen.  They indicated the person came in with all the right forms.  I'm now worried if there are any loans or other places this person(s) might be using my company information.  Is there a place to search and see if there are loans against my Tax ID/EIN and is there anything I can do to protect it going forward similar to a Freeze on my social.

If you are looking for a business model similar there isn't any since the passage of Dodd/Frank.  Search Dodd Frank and there are 1000s of threads of everyone trying to find an alternative.  The easiest is probably to purchase the home and just rent it out.

Talk to the owner of the park and let him know you plan on purchasing a few of the homes.  The investors I have worked with I only collect lot rent from them when they collect home rent.  That way it's very little risk and a win/win for both.

Eventually, the county will care and hold a sheriff sale on the home.  I stay in contact with the county and ask for an update once a year on who is delinquent and I remind the resident that the home can potentially be put up for sale and sold with all the proceeds going to pay the back taxes and collection costs.  Normally a few reminders they could lose their home gets them moving.  

It gets complicated if in the lease all sales need to be approved by the park.  If they reject your application according to the lease you may not be able to purchase the home.  Technically, if you are willing to fight it you can move the home if you have the title to it and all lot fees are current.  Look through the rules and regs and the existing lease to see what notice is needed to move the home out.  

Make sure you understand the full costs of moving the home, not sure if you looked into it but it can add thousands to the price along with thousands to set it up someplace new.

Exactly what Bill stated, you need to talk to the local/state official and find out what are acceptable alternatives.  The best is to repair one of them or replace it with a mound system.
