I recently used the subway tile. I also cut strips of mosaic tile and ran a horizontal accent between two lays of subway tile at about chest level to give it a fresh look. HD and Lowes have subway and mosaic tile and its pretty cheap. 

I second checking/updating the plumbing while your walls are opened up. PEX pipping is pretty good and easy to run. 

As for tub, you can refinish it with one part epoxy paint(made specifically for tubs and sinks) sold in HD and Lowes.

Mike, I think it depends...

I will provide two examples.

I RENTED large concrete grinding machine for $150 a day for number of reasons:

1. To buy one it would cost $2K

2. I will only use it once year if that

3. It is large, I still don't have a warehouse(although I am considering building it) to store it

I BOUGHT 7" high speed grinder on the ebay for $70 because:

1. To rent one from Home Depot was about $30

2. It already came with grinding disk

3. I will use it on fairly often basis

4. I can easily store it.

While I am not a contractor, I do own 10 units which I prefer to fix myself.

Hello BB community,

Its that magic time of the year(tax time) and I am confused.

I did a some research, but it left me in even more confused state. I tried to call IRS, but after number of buttons pressed, it just told me that they "don't handle such questions any longer"

I understand that there is a new ruling according to which landlords/real estate investors(us)  have to issue 1099 to our contractors when their cumulative charges exceed $600. But then I also saw that Landlords are exempt from this requirement.

Can anyone clarify this to me? Me and my "gun for hire" did a number of projects on my properties and I want to make sure that my 2015 books are clean.

The bid was only for materials. I would suggest to compile the list of items that you want to buy and submit them to ProDesk. As long as the quantity is larger than $400 - they will reach to corporate to give you a best deal. The larger the list the better

I actually did the install. Its not hard at all.

 I used Allure flooring. I submitted a bid to Prodesk in Home Depot and got a nice discount for 2500 sq ft of it. I am not looking to use anything high end in this property

 The area there is lower middle class. Lots of young professionals have been inquiring about it.

The exterior wall paint is now old and flaky. I am seriously considering repainting a house. Any cool ideas?

This is my most recently completed unit. Once a unit completed - I am renting it out. Currently I am in the process of pre-leasing units #3 and #4. The other two are already completed and rented out.
