 Its possibility. Have you used them before? What was your impression of home warranty? I heard some horror stories

 Partrick, thank you for your input. However, I believe both you and John have missed my point. AC is not an emergency repair. While Im definitely agreeing that whats broken needs to fixed, however I do feel that AC repair should done as normal repair procedure(like tile, like cabinets, etc) without resorting to expensive emergency after-hours repair services.

Yes, the running water is different by law since  landlord must provide "functioning facilities for heat during winter, running water, and hot water." Title 6 83.51 2(a).5.

I definitely like the idea of window unit to tie tenants up for the time being.

 My unit also has a fan, cabinets, tile, etc. So if the hinge on the cabinet door breaks, do you pay premium after-hours service charges since "you need to make it work at all times" because it can't wait until Monday? Do you have any cash flowing properties?

Happy AC season opening everyone! The summer is kicking up a notch in Florida and Im getting constant AC trouble calls for my properties as HVAC are working in the sixth gear. This weekend I had to deal with tenant who wants the immediate repair of her AC. Off course, they mistakenly think that there is a state statute that requires me to provide them with AC immediately. My heart definitely goes out to them for being in 80 degree house, but there is limited amount of things that I can do over the weekend. 

Im getting tired of this perceived emergency of AC repair so Im thinking about changing my lease to include clause about AC repair to emphasize that no AC repairs are possible during the weekends and federal holidays.  This way I don't have to explain every time to my tenants that State of Florida requires me to provide them with the heating, but not with cooling( unlike Arizona that is requiring to repair AC 5 days after the written notice from tenant).

Thoughts?

Sam, I say tile. If its crawl space - no problem. You can lay cement board and provide solid base for tile. 

Nowadays its popular to install 12X24 large tile pieces. The look pretty good. Tile is great for high traffic areas that you have mentioned.

I own two homes where I made mistake of putting laminate. The floor looked great initially. However, AC drain was clogged and it cause water to spill on the laminate. This is turn caused the swelling at the joint spots of the laminate and made an ugly scenery.  Im also forced to have no pet policy because of this water "hazard".

So yeah. Tile is great. Vinyl plank(@Dean H.) I like as well. I have 4 homes done with it. Its very durable and replaceable. Unlike laminate, you can remove damaged board with out having to relay entire floor.

So should I do Commercial or HELOC on my primary residence quadplex?

What is the realistic interest rate for either? Can I get 80%?

Just to clarify, I am not necessarily focused on taking out HELOC. I open to many options as long as the interests rates are low and closing cost are cheap
