Are you using business accounts? I have several properties and really don't want to pay $17 per month per account. Bank of American charges this - which is ridiculous.  But I recognize the need for separate accounts for each property.

I second checking/updating the plumbing while your walls are opened up. PEX pipping is pretty good and easy to run. 

As for tub, you can refinish it with one part epoxy paint(made specifically for tubs and sinks) sold in HD and Lowes.

Thank you! I'm thinking subway tile as well. Our piping is kind of a mishmash of copper, galvanized, PVC and other (the person before us must have slowly updated.

@Cortlyn Starr I don't want to decide what price he will charge you, its his decision. However, I know that he will beat all of his competition. Tenants love this guys. This being said, he is good in "hammering" tenants if they don't pay. I will PM you his number. He is also working as a PM in Plantation Condominiums if you want to see him in person.

I manage my own properties in Tally, but if I am out of town for extended period of time - I call Alan Smith. He is licensed PM, who I know for last 14 years. He is really personable and friendly towards people. Clients usually like to interact with him. Send me a PM and I will send you his number. I don't want to post his private info publicly.

Guys, BP never cease to impress me! Painting the wall didn't even occur to me, although this is the most cost- and time-effective measure to make the place to look "decent enough" to get it rent out and move on to other one.

@Dumitru Anton most of competition here drywall and do just enough to satisfy FSU students, so I am not shooting for "super fancy".

I think paint is the answer.

Hello BP!

Its truly great to be a part of this community. 

I recently picked up a duplex in Tallahassee. Lots of work as always, but the price was great!( $34K)

It has small 3/1 on one side and decent size 1/1 on another side.

Here is my dilemma: 

The 1/1 has finished wood siding instead of dry wall. What do I do with it to make it look more modern? I wish there was a way to bleach the finished wood and make if a blond pine interior. But I am afraid that it will take me took long of a time. I am trying to spit this property for rent in couple of months. 

As additional humor bonus, I add a photos of mushroom growing on the ceiling and light fixture of water. Both are courtesy of leaky roof(its tarped now)

Anyhow, what you the wise think I should do about the walls?
