Coming back to the game

Hello everyone,

I'd like to introduce myself to the gang. My name is Brian and I'm a Tallahassee Fl. local. My introduction to real estate began early in life as my folks have owned a few fourplexes for over 20 years. I've been turning , showing, and signing leases for the better part of my life. 

Around 2006 I joined my father in a construction company that he started half out of boredom. we would buy small acreage tracts and subdivide, pre-sell a portion of the lots, install roads and utilities, then build homes on the remaining lots that we held.

When the market turned we nearly lost it all, and the only thing that saved the ship was the rentals. This whole experience showed me the explosive potential in development, but the extreme downside to over exposure. while we no longer currently build, we still maintain a commercial construction licence. Seeing the staying power of rentals, I am now finally back in a position to enter the game again and pursue building a collection of small multifamily units.

I've spent the past two months looking for deals, and things have been pretty tight. I recently discovered the Bigger Pockets community, and am excited to begin networking with like minded individuals. If anyone needs advice or has questions about subdividing land for residential development, please don't hesitate to ask.
