If it were my parents I’d ask for 10k cash and assign it over if they wanted the deal and 10k was what they felt was fair. If it were anyone else. When I say anyone - I mean ANYONE else, write it up on paper and have it go through escrow (or attorney in certain states) company

I meant manage the build yourself. You are finding subs and ordering materials. Not you are physically building the entire thing yourself. You’d be able to build a lot cheaper than 100$/ft if you did the manual labor!

1) less than 10k

2) Assuming low cost building materials and sqft of over 2000 you should be less than 100$/ft if you build yourself.

Definitely @Adam Schneider!  Stinks we had to get switch them to regular rentals for now, but we are excited to move our efforts into other towns around the triangle. I heard through some higher up (more important) people that the new town council for Raleigh will be over turning this ruling. Im curious if this is true.

@Ben Kirchner we have a few and have decided to shut them down. We are making more than long term, but since our houses were flips we had completed we found that we could get 200-300 more than comps monthly and that created a very minor difference in month additional income. Meaning 150-250$ a month. For the amount of work they required to sustain superhost status we determined it was not worth the effort. Also, the first 6 months were the toughest. It did get easier after that.

Hey @Davis Evans we got an environmental scientist (I’m pretty sure that’s what they are called) to test the souls around the tank for leaks. We had no leaks so we had it professionally cleaned and sealed. Total cost was around 300 for the test and 2400 for the sealing. If you need any other info reach out!

We have a couple wholetails coming out right now (first round) and we got a question from the appraiser as to how is he supposed to justify that we bought the house a month ago (barely any work was completed) and we are reselling for ~45k more on mls. He wants to be able to justify this to the lender up front. I know value is value and it shouldn’t matter, but my guess is this has happened to a few of you. What response have you given that worked for you?

Hey

We are in the final months of build on our first house and breaking ground on our second. Any suggestions on who to use for builder warranties? Do you suggest them for small niche builders?

Pull permits for whatever your town/area requires. It hurts during renovations, but it hurts worse when it’s already done and you end up like the guy last week with walls up and the the inspector comes knocking.
