In the last 3 months we have had 5 properties appraisals come in under contract price. Altogether we are going to leave ~25k on the table after negotiations. In the prior 3 years we had zero properties not hit contract price. My thoughts are appraisers are CYA in case we have a slowdown so they can point back to the ones they didn’t approve and show they were “doing their job well”

What are you doing about fixing the problem if you have had any?

If you aren’t having any issues what have you done to make sure this doesn’t happen to you?

First order is to remove presence of water. Get the space air conditioned or heated so mold stops. Air scrubbers are a good idea for bad mood. We then will rip out anything deeper than surface and replace. Surface mold/mildew we treat with benefect(so?)

Job Description

This is an entry level position of “Construction Worker” on our small but mighty construction team. The Construction Worker will develop many hands-on skills listed below while in this role, of which carpentry will play a major part. Training is provided where needed.

***Candidates with Existing Carpentry Skills and ability to speak Spanish will be given major priority.

Each project is different, therefore tasks and responsibilities fluctuate. You will report directly to a Project Manager and work alongside subcontractors and other on-staff employees. Tasks will be assigned and more responsibility given as earned over time and as needs arise.

Tasks / Job Duties may include, but not be limited to

  • Basic Framing
  • Basic Electrical (i.e. ability to replace outlets, lights, install appliances, light fixtures)
  • Basic Plumbing (i.e. installing toilets, appliances, plumbing in sinks, changing trim kits...)
  • Basic Mechanical Repairs (i.e. replace/repair ducting, replace bath fan motors…)
  • Installation of Interior and Exterior Doors
  • Window Installation
  • Installation of Door and Cabinet Hardware
  • Installing Cabinets
  • Trim Install
  • Building / Repair of Decks (to code per engineer specs) and Fencing
  • Installing Piers (per engineer spec)
  • Build semi-custom wood features
  • Door adjustments
  • Small Material Estimates

You have to consider the additional cost it may bring to speed up the process. It’s frustrating to wait a whole month for him to finish. But if you had someone else that got it done in 2 weeks would it only cost the 2 weeks of rent gained? Possibly if your rent is high. If he’s chugging along though and it’s easy for you to manage then I wouldn’t make any adjustments. Once you bring in multiple other subs they too will have stuff “come up” (better paying jobs, emergencies, the inevitable death in the family) I would plan on my costs for the rehab including the time of lost rent.

As Michael mentioned it’s definitely different for multi. For single family we have a 4 month turnaround usually. Some are easier and it only takes 6 weeks, but if we get into massive rehab/additions then 10-12 months isn’t out of the question. I would also mention that when we were only doing 1-2 at a time our speed was faster. When we have 10 under construction the speed slows down because things get missed. We could hire another Project Manager, but we haven’t found the right person yet.

@Sean Maroni house is in Hertford Village just south of downtown prices are 200+sqft for rehabbed houses. It’s not a bad neighborhood at all. Just happens that we are between two not so nice houses. Most of the neighborhood is nice though. We just didn’t want to jeopardize superhost status over a bad listing
