Your flip profits can be dumped back into another property, but you’ll still have to pay the taxes on the money earned at some point even if they are tied up in another house. Death and taxes - they always come around knocking at some point.

Super glad you chimed in. Thanks for your words. Appraiser already came in 10k under contract price. It not like he wasn’t doing his job. Now after the banks had these docs for 3 weeks they hit us with another 3k under appraised value because that’s what the underwriter thinks it worth?! Seems super sketch to us. Almost like the underwriter knows the borrower. Small local bank...

Lenders/mortgage brokers:

Have you ever had an underwriter not agree with the licensed appraiser on a property and not be willing to fund the house at the appraised value? Trying to find out if this has happened to you or is legit?

We take a trip through new construction neighborhoods if we need some framers. Ideally track builders as they don’t pay much since they generally build junk. We end up paying more because our standards are higher and we make them go back and fix smaller issues we don’t like - walls not straight, etc. We recently moved into new construction and have found many new subs this way. Our rehab guys rarely can handle new construction with ease.

That seems pretty solid to me.

I have a PM that’s on salary (~41k)

1 hourly guy that’s a laborer 13/hr we trained him up from only being able to sweep floors to now doing our carpentry and window installs

1 hourly guy that’s highly skilled at 17/hr he can do almost anything.

We sub out a lot more than you it sounds like. I’d love to have a paint/drywall crew (maybe 2 guys) how do you like having them on your team? It seems we have drywall and paint going on at a job constantly.

Unfortunately I’ve never had the same appraiser on a property so I can’t quite do that. Crazy to hear your story. I’m glad you figured it out. I offered to pay the buyers appraisal fee if they moved to another broker.
