@Tim Kane It always helps to be there when the appraiser come down with 3 good comps they should have no reason appraising it at a lower price I always had good luck like that you basically did the work for them.

And it never hurts trying a different bank if appraisal came in to low you might have better luck with a different appraiser. different bank might be different appraiser.

@Adam K.It is 6 Units  All utility's are separate Only thing i need to pay is water (Including hot water) the electric i put down was for the hallways.

Its in Bayonne NJ there is one tenant that is the super of the building and gets a $100 discount on rent.

Yes a friend of mine just bought a house for 10 percent down by getting a regular mortgage and a helco at the same time a broker got it for him.

and now BOA has a program for low down payment on a primary residence options are out there you just need to talk to a good broker.
