Renter leaving at the end of the month, big demand

Hi guys,

My current renter is leaving at the end of the month and I decided to show the house even though the renters are still there; talked to them and they're ok with it. I know they haven't taken great care of the house, they know they have to clean it and have it presentable for showings, I'm crossing my fingers. 

This is the issue, I put the ad yesterday and I already have about 20 people wanting to see the house, there are not many properties for rent, I might have priced the house a bit to low (even though I raised the rent!) so either I set up times to show each renter the house indivially (which would take a lot of my time and I would have to see if it's ok with the renter to have maybe 2 days in the week to try to squeeze as many as possible and hopefully from those 2 days find the renter) OR have an open house? And maybe this will even encourage some people to offer more since the demand seems sky high.

Any input will be appreciated.

    Be careful with an open house while the tenant still has their stuff in the house. There is a great chance something goes missing during the open house with 20 groups of people. Why don't you pre-screen and see who the best few applicants are before scheduling times to show. You might find only 5 of the 20 meet the minimum criteria anyways and saves you and the tenant hassle.
