I guess my next question is can I buy a property since I see I am getting a property below market value, even though it makes no sense from an investor's perspective. just so i can resell it aftewards but I risk having to stay with it.

Thanks thats what I wanted to know.

I meet Investors looking to crack in, and have no clue to calculate vacancies and managment .....  All they care about is that the rent should cover the mortgage.

Definition of over paid to me is as follows:

It has a low cap rate, cash flows close to 0, only reason he is buying it is to build equity. and he has no clue what he is doing, and has no clue how to calculate numbers.

Talking from an investors perspective, it really depends on the neighborhood, in NYC where gentrification is rampant, there are neighborhoods where you can redo an apartment and raise the rent from $900 to $1800 renovating becomes a lucrative investment.

But in most cases it wont make sense to put in that much.

And I want to add I agree with Marcia sound like a humble Investor I commend you for it its tough to find such people out there.
