Being an investor in Bayonne I want to tell you there is good and bad, first the good.

Nice calm city and it is close to Manhattan, and no rent control.

The bad.

taxes through the roof, overcrowded schools, mismanaged city, and no path  train to Manhattan only the light rail.

Although I do think there is long term appreciation there.

Bayonne does not have rent control anymore but any one there Predecontrolled  days has it locked in until they leave and in my experience that is almost never.

Hello everyone I was off for a while busy executing all I learned here, Just a quick success story share I had.

I took a contract on a building and reassigned it the next day for another 100K more, we are closing this deal in a week. I am anxiously looking forward.

A story I had with someone yesterday 

someone calls me about a property the mother passed away, he was really uptight and sounded like he was in a bad mood.

Long story short he asks me what I want to pay, I answered him in a humorous way 1 dollar he got so angry and hung up the phone.....

Thanks everyone for all your advice this feels like growing pains I will just go on and try to get good at it, I am also looking in to hiring A VA full time to work on this, and I will just come in to the picture once I see it is something real,

Also I keep seeing people that write it is really important to answer the phone because people will not leave voice mails.

Hello,

I just sent out my first mailer using @Jerry Puckett In NJ somwhere.

I started getting calls yesterday and it is a disaster, I will try discribe all the issues one by one.

  1. Someone calls while I am in the car I answer and I am flustered and it ends up being a mess.
  2. Someone calls me about a property and starts giving me attitude when I start asking him basic questions ... (You sent me a letter and do not know what it is...)
  3. people call me expecting to get top dollar how do i say this deal is not for me, when I make them an offer they are like you are crazy and get insulted..

I was thinking of using a call center to screen the calls and I will only work with qualified leads, did anybody do such a thing? 

Any advice would be great I really need help ASAP.
