Portfolio Lenders in New Jersey

I'm looking to acquire more buy&hold properties in New Jersey. So far, I worked with a local credit union. However, they only have 10y/15y products.

I'm trying to find a good portfolio lender in New Jersey that has great products and rates. 

Spencer Savings Bank is great, but they require 30% down on condos and they are not too eager to invest in Ocean County. Their rates are very good (as of July 13, 2016 - 20y fixed - 4%, 30y - 4.5%). 

Also, I found Manasquan Bank. They only offer 20y fixed and the rates are usually about 0.5% higher. 

I wonder if BP users know any good portfolio lenders in NJ. It would be really helpful.
