What makes you so sure they are going to call the loan if you transfer it?

one bank said they would do this if we change the ownership :) even though its owned by the same people.

Hey All been awhile since I posted but I had a question for those of you that might know a bit more than I. My partner and I have a couple commercial loans and a couple smaller personal real estate loans. We are looking to pay off a couple of our smaller ones so need some advice or input.

We want to move some of these into LLCs or other entities the problem is they will call the loan if we transfer the title. does anyone have any pointers on this?  Obviously if its paid off it will be easy to move this over but we cannot pay them all off right now :) Also, we want to mitigate frivolous lawsuits do you recommend an insurance policy? we have an umbrella but just checking to see what people recommend.

Hi All, 

It has been some time since I have been on BP (4 years..)  and it has changed so much!!! If anyone has any suggestions on how to get up to speed with everything please let me know. So a little about me....

  1. Married in 2014
  2. Moved to Raleigh NC in 2015 and do not miss Buffalo winters anymore!
  3. Our son Evan is now 18 months old and keeps us super busy. 
  4. Our Real Estate company still is growing even with my role being more limited in the last year or so. My fulltime Job has grown significantly and keeps me very busy. It is a fun balancing act.

Now that we are transitioning into a different stage I won't say I have a ton of time but I want to give back to the community that helped me back when I first started in 2008-09 time frame so if you have questions please let me know.

My goals are as follows:

  1. Encourage other folks that are trying to make their side hustle of real estate into a bigger thing. I said it best on podcast 51.... I want to make money while I sleep and I can help others with this to.
  2. Help encourage others to take action
  3. Provide guidance and leadership for our Property Management Business
  4. Grow my personal portfolio of properties in either Buffalo or Raleigh markets. I am open to partnerships if it makes sense. I have money to invest but I will say I am picky on deals and people I work with.

We bought a 4 unit 2 residential units and 2 commercial units and we want to find a General contractor to come and give us an estimate to finish up this project. Priority is to get the two residential units online in the upstairs first with the two commercial units coming later.  We need to finish some electrical, tons of drywall, plumbing ( sinks and toilets) If anyone knows anyone that has good experience with whole building flips renovation in the buffalo area please let me know.
