@Austin Snow Sunnyside is getting very hot, feeling the heat bleed northward from Highlands. I live in Midtown (67th and Pecos) and Pecos in Sunnyside is already seeing a lot of renos. The scrapes will begin to venture north of 38th very soon. This a great area - personally I wouldn't waste a year with a zoning battle.

Stuart - I might look into Green Valley Ranch, just north of Buckley near DIA. The commute would not be bad at all. Prices are a bit more reasonable there and I'm optimistic about the area due to the looming development of Pena Station. Read more here:

After that development is completed and the commercial spaces fill up with shops, restaurants, and bars, we could see GVR prices appreciate accordingly.

Denver agents - curious if anyone knows of agencies that allow their agents to manage properties they don't own. I'll be looking to join one soon, but I realize this is a bit of a rarity. Any guidance is appreciated.

You guys who own rentals in Denver - at what price point would you pay a Property Manager to vet a place a tenant rather than going to the trouble yourself? I'm referring to a placement only service - after lease is signed, management responsibilities revert to you. I'm seeing a lot of companies charging 50-100% of the first month's rent.
