4 unit Mortgage Down Payment

I am looking at a 4 unit property for investment only meaning I am not going to live in it. I have called several lenders and they are all saying I need 25% down maybe I could do 20% but probably would require 25%.  Has anyone found lenders that would let you put down something less than 20% for a 4 units that you will not be living in at a competitive interest rate?

That's the standard for a non occupied loan. Unless you want to sprinkle in some owner financing.
