Please send me more info on this property

Do you have have a repair fee in your contract that the renter pays up to so much before you have to fix it like $200 or so? If it's under that price make them fix it. Do you have a monthly pet charge in your contract just like you would for additional people? The purpose of that charge is exactly for that reason
