10 of these doors are currently occupied at or below market rents. All have been updated to todays standard for serious buy n hold investors. meaning, nothing was barred. The vacants should only need basic make ready and cleaning. Gross caps range between 17-22%, net avgs 13% depending on what your PM charges.  PM does not come with this deal. Can be cherry picked. Average PP is around $50K
