Post: Very 1st 2 Duplexes under contract

Hello all 

Well after a year of trying to get into the real estate business we finally have our very 1st two duplexes under contract. One house is a 2 - 2/1 and the second house is a 2 - 1/1. We are paying $58,900 for both of them. Rehab should run around $50,000.00 and ARV should come in around $160,000.00. After renting them out we will then refinance the property for cashflow. Got luv BRRRR. I will definitely be asking you all a lot of questions as we go through this process. Any ideas or recommendations that you have we would be grateful for. Thank you for all the BiggerPockets help we're excited to be on our way for the whole new real estate adventure.

We are looking at purchasing a house for rehab.  All the numbers look good except their is a retaining wall that sets about 1 1/2 foot away from the house.  It goes down the side of the house and partially around the back.  The ground that the retaining wall holds back sits about 1 1/2 ft above the base of the home.  It looks like water is running into the gap between the retaining wall and the house.  Then it is seeping through the weep holes causing mold to start on one of the bedrooms.  I will try and attach pictures for you to see.  I am looking for any ideas on how to try and move water away from the house.  Thanks for any ideas.  Ray

Looking at out 1st flip. It is a 2 story that was flooded with 2 feet of water from a storm in the area. House has sat for a while and does have some mold. Was curious what else we should be concerned about. We know we will have to remove at least the bottom half of all the walls in the downstairs.
