Are you asking for a way to use an online rental application? If so, I recommend using a google docs form. We really like it-you create the form and when someone fills it out, it automatically populates a spreadsheet w/ the info.

these guys are right. it really depends on what your looking for. I have lived and worked in this area most of my life. Being in Houston regional sales i've traveled all over Houston and have a pretty good pulse on whats going on.
Some areas have much better returns than others, of course theres going to be a little more ground work with those types of investments. 

I saw you lived in California, and I based my answer off of that & the fact that you mentioned A & B neighborhoods.

In my mind A = urban inner city, where the cool guys are & B = suburb like Katy, The Woodlands or Spring where you could see more cash flow. 
If I lived out of state and I invested in the Houston area, those are the sub markets I would look to. 

Inside loop 610 on the west side of i45.

Check out the heights, or bellaire, meadows place, sugar land. 

Also Katy, cypress, Tomball, spring, the woodlands.

just call the county let them know the address and they can find the lien. They will give you the property forms. But you may need an attorny to draw up the deed. If you need a good real estate attorny I can refer you to one in Houston

I have my insurance set up to put it plainly, my policy is on the outside of the building and the renters insure the inside with renters insurance. 

For total $ coverage amounts it is a split between costs to build new & the current market value of the house. If your current market is 100k and it costs 70k to rebuild you may want to have it between those numbers. 

Or on the other hand...if You want to make sure you at least get back what you have in it.....as you know the more you insure the higher the premiums but the more you can get if it burns to the ground.

I set mine to a little above what it would take to rebuild the place.

This is a great rental property to add to your investment portfolio. It is in a lake front neighborhood with great amenities. Pools, tennis court, country club the whole 9. Could be used as an Air BnB rental as well being so close to the lake.

Insurance $278

Sounds like a difficult situation. I think if Owner 1 can let it go for a deep enough discount it may be worthwhile. I might try to make a deal with helping her talk with attorneys and getting things cleared up with a pre determined price to purchase while she pays for all of the attorney fees. That way you don't risk hiring an attorney only to end up with no house.

I've heard rumors of Sub. To's becoming illegal. It's situations like this is why that might happen.
