I can provide that service for you for reasonable price. I mow other investors in the same neighborhoods I have my rentals

The bank is the owner of  The home. I called the bank, they referred me to the servicing company or the "debt collector" in this case. 

I called servicing company and they cannot provide any information about me purchasing The home. To get any detailed info I need to be authorized on ththe account. Which hopefully I will be in a few days...

Are you saying that nothing can be done here in this situation? Otherwise I'll have to wait till it hits the MLS

I figure if I don't want to pay the cash I can get into the property for little to no money down but assume & take over payments on the 10 year old mortgage. I'd rent the home out and instantly cash flow... it's a strategy used when there is not much equity in the home. 

It's a 1999 I believe

A seller contacted me the other day in a decent little mobile home community with some homes with lake frontage. This person owes more than i am willing to pay for cash, so a way to make the deal work with a typical house would be a sub to deal. But with a mobile home, I'm not sure how it would work. I know the mobile home has a title of its own and the land has a deed. I think i just need some assurance I'm thinking the right way.

She wants what she owes + money to move away, moving costs, ect..

Also, this home comes with 2 lots, possibly put another mobile home next to it eventually...

Let me know your thoughts & guidance

To get straight to the point. There is a home down the street listed on HUBZU. I"m the winning bidder for 5 straight weeks. They lower the price about 6-8% per week. Just 2 more weeks or so and it would have been a great deal.
it goes off of hubzu. I call the Agent, she said they did an inspection, realized that there is actually nobody living there, (it was posted online as an Owner Occupied Property) and now it may be blasted on the MLS soon.

I didn't want it to get there because i know the price would be much higher. I finally contacted the owners mother, she use to work in the office for a contracted my father has used before. She recognized my last name. anyways, she is going to get a letter to send to the loan servicing company so i can get more information about the account so maybe i can buy it from them or Assume the mortgage.

Is this the right play? What should i do once i get approved to be on the account to stop them from trying to sell it?

If you are wanting to House Hack. Then you are not worried about whether prices go up or down. all you care about is the rents. plan for the worse case scenario, and if you still have 1 or 2 or 3 other people paying most or all of your mortgage for you, then what are you worried about? I can speak from experience.
