@Mike Landry yessir I've been doing facebook ads & @Michael McKay I'd be happy to share about wins / losses using Facebook ads. Right now I'm only running re targeting ads for people who visited my website.

I actually have been focusing more on local SEO. Its a bit more passive vs spending $50+ per day on running ads to cold traffic.  Setting up and optimizing the website I've actually gotten 3 deals from it in about 6 months and about 6 leads or so. Typically those leads / people are reaching out to multiple 'we buy houses' companies so those leads need a lot of attention & fast responses.

Best thing to do is look through the MLS and start analyzing every deal. Make sure to get every single expense you can find, as if you were going to buy it. After a couple dozen deals you will start to understand what a good deal looks like

Most people hear “river plantation” and immediately run. That will be difficult if the house is a flip or even a rental 👍

Google search Montgomery county flood plain map. 
you’ll see most of the southern side of the neighborhood is in the flood plain and there has been MASSIVE flooding in those areas. I would stay away if it’s in a flood plain. 
if it’s a good bit away from the flood plane you should be all right I actually have a house in there (not in the floodplain)

rule #1  nothing is automated, at first. put in some work first. Your title is "how to build a brand" and your two questions have nothing to do with building a brand. maybe i miss understood.. but really.. what are you actually asking about? 

If your new, you just need to let people know what you do. first thing i would do is network. get to know other investors in your area. Why? because its free. You can send $1,000 quick in mail and get no value from it.

Second you need Education. you just need to learn.

then you need to start marketing. Marketing can be a lot of different things, bandit signs, mailers, google ads. ect...

BWT your head is in the right spot, you need to house hack. This was the best thing I ever did...

I still don't understand. Your saying its possible to 1031 into an Opportunity zone and get benefits of both? My thought is that you need to buy the property with a "fund" and the company that is doing the 1031 exchange isn't necessarily a "fund"
