I would interview a few brokers about PM.  I've interviewed a couple of brokers that would NOT allow me to do any PM unless it was my own property.

Good Luck with your business plan!

QuickBooks is the way to go. You will be able to:

- track soft, hard -  construction loans - approved, withdrew and paid

- reinvested interest

- property budget vs money spend; sold and purchased

- all expenses per property

- when tracked every day/week you will know where you stand on each property and your business as a whole

- eliminate those excel files where you track $$$

Gita

Can you do this with regular quickbooks?

Texas is a non-disclosure state.  You will only be able to get sold data from real estate agents in the state.

@Tarl Yarber The house looks amazing.  How did you come up with design of the house?

One of my main fear is designing the home.

Welcome to BP, @Dominique Grayson ! There are a lot of great resources on this forum.

There is a monthly meet set up by @Charles Nguyen.  The next one is May 21st.

Also, if your wife plans to get her real estate license, check out Champions School of Real Estate.  It's a great school with excellent teachers.

I actually talked to my mortgage broker yesterday for my third property. Investment downpayment is 25% down with 6 months cash reserves. You should check out Katy, energy corridor, and Spring.

Hey @Vinh LeWelcome to BP and Houston!  BP is a great resource for real estate investing.  Browse around and note the questions other investors are asking. Also, ask questions on here.  People are really friendly and the advice are superb.
