I got my real estate license a couple of months ago.  I have not made any sale with it yet.  I mainly use it to research comps.

May I ask why don't you renew the contract since you have a really good tenant already?

Have you thought about doing a cash-out refinance and using the cash to invest in another property?

I felt that way when I first started. Analysis Paralysis.  What I did was I sat down and I figured out my goal and my exit strategy.  To determine my goal, I had to ask myself how much risk I was willing to take.  I felt more comfortable with buy and hold than wholesaling or rehabbing.  Then I just had to dive right in and do it. (With the right numbers, of course).  

Just line your ducks up. Get your financing ready, get on wholesale buyers list (ignore if you want to do wholesale) and when a deal comes, you're ready to dive in.

I agree. I always try to go with .com.  It's the most prominent domain at there and plus it's more trustworthy.

You may want to talk to a mortgage broker.  I asked my broker last week and he told me 1 year. Some will probably do it after 6 months.  You should also check on the closing costs.  It may not be worth it if you're closing cost is high.

Clever strategy to close the deal!

How did you write up the lease that was pre-paid?  If they had left 6 months into the lease, would they get their money back?  How did you protect yourself from this happening?
