I can relate to your story.  I just immersed myself into as much real estate investing topics as I could for months.  I finally snapped out of it and took action.  I finally picked up my first rental properties few months ago and I love it!

Find a mortgage broker.  I use able to use the rental income of the property I was buying as part of my income.  All I had to do was show them a signed lease agreement.

@Lucas Hall Thanks for the reply.  For some reason, I didn't get notified when you tagged me.  I will take a look again with cozy.co.  Does it keep payment history and manual entry for rent payments?

I used 99designs.com to create my logo.  The price is $299 but you get a lot of submissions from different designers.  When I did my logo, I got about 200+ submissions and unlimited revisions from the designers.

It depends on your risk level and if you want to deal with tenants.

When analyzing my properties, I always include property management fees (~10% of rent)  as a monthly expense.  I do that just in case I don't want to deal with tenants in the future.  You can try to manage your first property and if you don't like it, just hire a PM company. 

I'm managing my first property now and it's not terribly difficult.
